SHORT SALE

Definition - When you need to negotiate with your lender because your Mortgage Payoff amount is higher than the Value of your Home.  The Appraisal is less than the mortgage amount you owe, you need advanced approval to sell your home at a reduced amount.  This is a Short sale.

FORECLOSURES

Definition - removal of right to redeem mortgage: a legal process by which a mortgagee’s right to redeem a mortgage is taken away, usually because of failing to make payments

Example:
If you have bought a home using a mortgage, your lender will have taken a security interest in the property. If you cannot keep up with mortgage payments, the security interest gives the lender the right to proceed with a foreclosure. This can involve auctioning off your home and using the proceeds to recover their investment. If your property is not sold or the purchase is not enough to cover the mortgage payoff balance, a deficiency judgement could be pursued against you. A foreclosure and a deficiency judgement will seriously hinder you from obtaining real estate in the future. A foreclosure is not good, but there are options you can pursue in order to avoid it.
